New Life in Salmisaari

The location of Ruoholahti business complex is quite auspicious – Helsinki centre is a stone-throw away, the area is extremely well connected by public transportation and the sea shore is nearby. In addition to the Technopolis office buildings, this area also houses the Salmisaari Sport Centre and Salmisaari power plant. The whole of Salmisaari neighbourhood is one whole and the result of a zoning proposal from 2006.

In order to avoid digging too deep below ground in such close proximity to the sea, the surrounding ground level was raised instead, creating a “new” ground level the office buildings were built on. This approach also opened up room for housing parking spaces and buildings’ mechanical and electrical infrastructure, just below the new ground level.

The project was going forward gradually, over a long period of time, and the office buildings were built one by one, slowly growing to eventually become Techopolis Ruoholahti Business Campus. Phase 1 was completed in 2008; phase 2 in 2012 and phase 3 in 2018.

The Technopolis Ruoholahti phase 2 office building consists of one five-storey  and one eight-storey high wing. The wings are connected by a five-storey high part in glass. The facades are brick-clad; higher up graphic concrete was used and metal surfaces are dark in colour. Buildings’ exterior is partly covered in big glass panes, and silk-screen printed glass sheets act as sun protection on the topmost floors.

According to Technopolis’ business model, all office spaces are designed to be as flexible and as customisable as possible for a wide variety of possible tenants. Modular design, moveable partition walls and the newest M&E system solutions were used to achieve thisdegree of adaptability. 

The result are multipurpose and adaptable offices that are user-friendly and comfortable, plenty of meeting and conference spaces to accommodate everybody’s needs and having secluded and more private rooms of different sizes available either for working undisturbed or discussing sensitive issues.

The lobby is spacious and airy thanks to its glass walls.The reception, the cafe and the restaurant are all located in the lobby and the ground floor houses the communal meeting and negotiating rooms available for rent.
