Infill Development Along the Excellent Transport Links of Keilaniemi

The project is located in Keilaniemi, Espoo, along Keilarannankatu. The new plot and the office building to be constructed on it will complete the existing Life Science Center (LSC) block at its western end, right next to the future terminus of the Raide-Jokeri tram line. The new building will form a new entrance and gateway to the block and provide a new pedestrian and cycling connection to its western edge. The main entrances of the office building are located at street level next to the Raide-Jokeri stop and at the level of the existing parking deck on the eastern side of the building.

There will be internal connections from the new building to the existing LSC A–E buildings as well as to the parking basement. A small portion of the existing parking deck on the new plot will be demolished up to the eastern edge of the plot. The floor heights of the new building’s 2nd to 5th floors are designed to match those of the existing office building, and all of these floors will have connections to the existing office building.

Modern Office Spaces in Dynamic Area

Keilaniemi is known for its large and continuously growing technology hub. For this reason, the office space planned there must represent the latest in design and functionality. For example, the office building will aim to achieve a BREEAM “Very Good” rating. The interior spaces are easily adaptable to changing tenant needs. In all planning, the focus has been on ensuring that a comfortable office environment provides a competitive advantage for all parties.

The new building has seven floors, plus a recessed HVAC machine room on the roof. On the 1st floor, at street level, are the lobby, café, and office spaces, as well as technical rooms, maintenance facilities, required civil defense shelters, and storage areas. The 1st floor also has an internal connection to the existing parking basement and the bike parking spaces to be built there.

The lobby space on the 1st floor extends as a double-height area into the 2nd floor, where the reception, meeting rooms, office spaces, internal connections to the existing LSC office buildings, and an external connection to the parking deck are located. Floors 3 through 7 are dedicated office floors.

At the junction between the new and existing office buildings, a new emergency staircase will be constructed to replace the current emergency staircase in the existing office building, serving both the new and existing buildings. The emergency exit shaft of the existing office building’s civil defense shelter will be rebuilt and integrated into the 1st floor of the new building.
