Concept Plan — Niittykumpu, Espoo
The residential scheme in Niittykumpu forms a strong silhouette towards Länsiväylä. Six-storey volumes along the motorway protect the inner courtyards from traffic noise, while lower east and west wings bring morning and evening sun into the block. Two-storey rowhouses along Niittymäentie link the new blocks to the surrounding low-rise neighbourhood.
On the eastern plot (Malmiportti), the courtyard opens to the east and captures both morning and evening sun as well as views to the adjacent green area. The pedestrian experience is improved with articulated massing, recessed ground floors, engaging facade materials and generous planting. Carports along the southern edge reduce noise from Länsiväylä and add privacy. A small commercial building is placed at the south-west corner of the eastern plot for maximum visibility and easy access.
The zoning concept creates variety in the townscape. Long east–west building volumes are broken down with recesses and varied materials so they read as several smaller buildings. Stepped rooflines reinforce the architectural language. Air-handling plant rooms are integrated on the top floor as part of the roofscape.
Facades are earthy-toned brick. Window frames and sheet-metal flashings are tinted brown-yellow or reddish, and roofs are standing-seam metal. Long balcony ribbons face the courtyards and every apartment has a glazed balcony. Balcony soffits and partitions are wood-panelled. The balcony bands are designed as an integral part of the architecture, not as separate cantilevered elements.
Access and mobility are aligned with existing city infrastructure. Internal paths connect to local walking and cycling routes, and links between the two plots are emphasised. On-street parking on Niittymäentie is arranged in the city’s designated bays to improve traffic flow. Resident parking is provided on-plot in carports.
